This is also the parish in the municipality of Sintra with the most houses available (682) and the second with the most land, with 755 business opportunities. This figure represents that it is only behind the 872 of the São João das Lampas and Terrugem Parish Union, according to the document sent to journalists. According to REATIA, in most types, houses have more competitive prices when compared to an apartment. In the case of an apartment, the T3 typology has an average price of m2 of 3149 euros, while a house of the same typology has an average price of m2 of 2,780 euros, that is, less 369 euros per m2. In the case of the T4 typology, an apartment is 248 euros per m2 more expensive than a house, whose average price per m2 is fixed at 2,966 euros. It should be noted that new houses of the T4 typology in the União de Freguesias de Sintra have a lower price than the used houses of the same typology. According to the REATIA market report, which Notícias ao Minuto had access to, a new T4 house in this location has an average price of 679,333 euros, while a used T4 house has a higher average price (787,180 euros). In turn, the types T2 and T3 are the apartments most frequently found on the market, about 153 and 169 properties, respectively, in a total of 409 houses. Still, an apartment in this location is more affordable than in the capital. Investing in an apartment in the União de Freguesias de Sintra could mean a variation in the average price of m2 between 1,914 euros and 3,149 euros, according to the data released today. The most advantageous typology is T2, since the average m2 price in this typology is 523 euros lower.
